Trade sequence, level by level
Formwork, services rough-in, waterproofing, linings and fit-off held floor by floor against the programme. A late trade on one level shows against every level waiting behind it, while there is still time to resequence.
Multi-residential
For builders and developers delivering apartment buildings, from three-storey walk-ups to residential towers.
Built on

Industry
Multi-residential is repetition at scale: the same unit and the same trade sequence, level after level. A detail that fails in one unit usually fails in every unit built that week, and handover dates are purchasers' settlement dates. Hivenox Construction OS is designed to turn that repetition into an advantage, so quality captured once becomes the standard for every unit that follows.
Workflows
The work itself, named the way the people who run it name it.
Formwork, services rough-in, waterproofing, linings and fit-off held floor by floor against the programme. A late trade on one level shows against every level waiting behind it, while there is still time to resequence.
Waterproofing, fire-stopping and pre-plasterboard inspections signed off at each hold point, with photos, before the next trade covers the work. The ITP for each level kept with the units it certifies.
Each trade's progress claim checked against the work complete on each level and its approved variations, with retention held to the subcontract. Payment schedules issued on time, stating what is paid and why anything is withheld.
Defects raised against the unit, the level and the trade responsible. The same failure across units grouped as one pattern with one fix, not forty separate tickets, and each fix checked on the units still to be built.
Handover status by unit against purchasers' settlement dates, so the units at risk are known weeks out rather than on the day. Certificates, warranties and occupation certificate evidence gathered as each level completes.
Records
Named the way they appear on site, in the contract and in the claim.
Before and after
The same defect logged unit by unit, forty times over.
One defect pattern, one fix, one trade accountable.
Waterproofing covered before anyone signed the hold point.
Each hold point signed and photographed before the work is covered.
Settlement risk discovered the week of handover.
Units at risk visible weeks before their settlement date.
Quick answer
Inspect the first units of each type closely: run the ITP at every hold point, photograph work before it is covered and record defects against the unit and the trade. When a failure repeats, treat it as one pattern with one fix across every unit. Hivenox Construction OS is designed to group repeat defects this way.
