Build-to-rent

Build-to-rent software: hand over a building that's ready to run

For build-to-rent developers and the operators who run the building after handover.

Industry

Built to hold. Ready to run.

In build-to-rent the developer keeps the building, so every shortcut at handover becomes the operator's cost for years. As-builts, O&M manuals, warranties and the asset list need to arrive complete, and the first resident repair should not start with a search for who installed what. Hivenox is designed so the build record becomes the operating record: Hivenox Construction OS through practical completion, Hivenox Maintenance OS after it.

Workflows

Five workflows, one record

The work itself, named the way the people who run it name it.

Asset data captured during the build

Each installed asset recorded as it goes in: location, model, warranty, O&M manual and as-built drawing. Collected during construction, not chased in the last fortnight before practical completion.

Defects through the liability period

Defects from the practical completion inspection and the defects liability period tracked to the trade responsible, so the builder's obligations are clear to the operator taking over the building. Each defect closed with a photo and the trade's sign-off.

Handover into the asset register

Asset records carried into the register at practical completion: one record per building, unit, asset and element, with its history starting on the first day of operation rather than months later.

Planned maintenance for plant and amenities

Lifts, fire systems, HVAC, gyms and shared amenities on planned maintenance plans by asset type, with statutory services raised ahead of their due dates. Service contracts and SLAs set up before the first resident moves in.

Resident repairs and warranty claims

Resident requests from the app, web or phone triaged and dispatched against the asset they concern. A repair still under warranty routed back to the original trade instead of becoming the operator's cost.

Before and after

What it is designed to change on the job

Without HivenoxWith HivenoxOn the roadmap

Handover arrives as folders of PDFs.

An asset register, ready to maintain, on day one.

Warranty repairs paid for as new work.

Repairs under warranty routed back to the trade that did them.

Planned maintenance set up months after opening.

Planned maintenance running from the first day of operation.

Quick answer

What should a build-to-rent operator receive at handover?

An asset register, not a folder of PDFs: every installed asset with its location, model, warranty, O&M manual and as-built drawing, plus open defects and the defects liability period for each trade. Capture these during construction, not at the end. Hivenox is designed to carry them from Construction OS into Maintenance OS at practical completion.
