NCRs to closure
Non-conformances raised with the specification clause they breach, the trade responsible, the agreed fix and the evidence that closes them. Repeat issues show by trade and by subcontractor, and the quality manager sees open NCRs by package and by age.
Defects assigned to the trade
Each defect raised with a photo and location, assigned to the trade responsible with a due date, and closed only with evidence of the fix. Trades see their own list; the site manager sees every open defect on the job, with trends by trade and by subcontractor.
Practical completion and handover
Certificates, test results, as-built drawings, O&M manuals and warranties collected by asset and location during construction, so the handover pack is ready at practical completion instead of chased after it. The pack is built from the same records site has been filling all along.
Defects liability period
Defects raised after practical completion tracked against the defects liability period and sent back to the trade that did the work, with retention release tied to their close-out.
