Data centre construction software: long-lead equipment to L5 commissioning

For contractors and developers delivering data halls, from single-hall builds to multi-phase campuses.

Industry

Every week of schedule is a week of revenue.

Data centre programmes are judged on one date: energisation. Switchgear, UPS, generators and chillers drive the programme long before they reach site, the same hall is built several times over, and commissioning runs from factory tests to integrated systems tests. Hivenox Construction OS is designed to keep the critical path, the long-lead equipment and the commercial position visible together, so a slip in one shows against the others.

Workflows

Five workflows, one record

The work itself, named the way the people who run it name it.

Long-lead equipment on the critical path

Switchgear, UPS, generators, chillers and cooling units tracked from order to delivery, with each supplier's promised date set against the date the programme assumes. Factory acceptance dates tracked as well as shipping dates.

Commissioning, L1 to L5

Factory witness tests (L1), delivery and installation checks (L2), start-up (L3), functional tests (L4) and integrated systems tests (L5) recorded against each system, with every failed test raised and closed out.

Hall by hall

Each hall a work package with its own progress and milestones, against the shared power and cooling infrastructure it depends on, so a slip is pinned to the hall it actually threatens. Progress and cost reported hall by hall to the owner.

The path to energisation

The critical path to energisation held across halls, utility connections and commissioning, with delay risk shown early enough to act and the evidence for an EOT if you need one. Utility connection dates owned like any other critical milestone.

Margin under escalation

Variations, escalation claims and cost-to-complete held hall by hall against fixed-price commitments, so movement in materials and subcontract costs shows the week it happens.

Quick answer

How do data centre builders keep long-lead equipment and commissioning on programme?

Track each long-lead item, such as switchgear, UPS, generators and chillers, from order to delivery against the date the programme assumes. Plan commissioning from L1 factory tests to L5 integrated systems tests as part of the critical path to energisation. Hivenox Construction OS tracks purchase orders and deliveries for long-lead equipment.
